When walking through many areas of San Antonio or in the surrounding neighborhoods it is difficult not to notice the new vibe in town. There are more permanent residents moving to downtown and they are out and about taking full advantage of their surroundings.
More and more people are choosing to make their home purchases in the city and its neighborhoods and many are choosing new construction. While there are a few new additions to the outskirts, new home choices in Downtown San Antonio remain very limited. The Alteza above the Grand Hyatt is down to its last two dozen residences, leaving little room for hesitation with those still on the fence.
The city draw
While some may equate cities with renters, San Antonio is seeing more renters become buyers, Dustin David, Sales Manager at The Alteza says. That trend spans generations with buyers from millennials, Generation X, Generation Y all the way to empty nesters, he says.
“They are looking to capture the anticipation appreciation of downtown real estate without sacrificing their city lifestyles,” explains David. “There’s no doubt the City is where they want to be, and we see many who purchase an in-town weekend retreat and then later make the move to the city full-time.”
Living in a private residence above the Grand Hyatt is attractive to these buyers. The convenience of 24/7 concierge services, room service, on-site charging privileges and other hotel services makes living at The Alteza very compelling. The remaining residences range from one and two bedroom residences priced from the $400s to the last remaining penthouse priced at over $2 million.
What the city offers
Living in the city puts homeowners within minutes of all the culture and entertainment San Antonio has to offer. For many it also is close or convenient to work, and the medical profession in particular has adopted the downtown lifestyle.
“We’re a 10 minute walk to some of the city’s best options for dining, culture and entertainment,” David says of The Alteza’s location.
The development embraces its close proximity to the new Hemisfair park, walkable neighborhoods like South Town, close to neighborhood shopping and the River Walk which has become a fitness trail for many downtown residents.
Younger professionals and families who live or work in the city prefer investing in a new home because of all the conveniences a new home in the city offers such as a close commute, proximity to downtown and all the energy and events the city can offer,” says Laurie Andrews, Chief Marketing Officer for Cotton & Company, a firm specializes in real estate marketing based in Florida.
The Alteza, located at 610 East Market Street, offers ten levels of vertical living with open floor plans and contemporary design. The remaining home designs offer floor-to-ceiling glass windows, split floorplans, hard-wood flooring and the city’s most spectacular views.
Transforming the city
More homeowners mean more consumers, which mean more shops and restaurants and, for Downtown San Antonio it means HEB moved in.
While homeowners are attracted to the new and contemporary designs, the design doesn’t change the historic neighborhoods and friendly people who make up the community. David says the residents at Alteza enjoy being in the middle of the action with visiting celebrities and sports stars often staying in the building, but they also value the privacy that is afforded to them by the separation of the public and private spaces within the community. “It’s an easy thing to describe but an incredibly difficult balance to strike,” he says.
The Atleza above the Grand Hyatt advertises itself as a rising star in a City in Motion. That may be the understatement of the year. Alteza’s residents are living the high life and share their pride for San Antonio’s accolades for culinary arts, friendly people, great businesses and an all-around great place to live.
